Challenging the Tenants
We had a client who was very distressed and worried about the situation they were in. They were calling us up to midnight some evenings asking for our advice to recover debts and to evict tenants. We responded to their call immediately. We listened thoroughly to the case making detailed attendance notes and asking for precise facts of the situation and relevant documentation by fax and email. We advised our client on the cost and prospects of the case.

The case was quite difficult; our client had a tenant living in flat of theirs which they rented to the tenant, who was also a friend. Our client went and personally visited their tenant; our client was upset by the physical and verbal abuse and also the amount of damage to the property. An argument then erupted and our client was left unhappy and distressed.

We issued a Statutory Demand Notice against our client’s tenant to demand payment towards the damages and rent arrears. Our clients Tenant then called us directly as they did not want to take any assistance from their solicitor. We discussed what our client wanted from them; we did this without litigating and did not go in to any unwanted conversations that were not relevant to our client’s case as we are professional in our approach.

Moreover, we managed to do all this within just 3 weeks, which is a great achievement as not only did it cut the time for our client enormously, but also we did this with 20% less than what we had quoted to our client of the overall cost and managed our client’s expectations to complete and delivery the task on low fee. We finally got assurance from the tenant when they would vacate the property, pay for all damages and pay the rent arrears. Our client including their opponent found us cooperative and knowledgeable and informed us that they would recommend other clients for our professional legal services.
